  •  24-hour maintenance repair service, while providing quick cost efficient repairs of any minor/major repair items.
  • 24-hour live Customer Service Representatives to answer incoming calls for residents looking for apartments and homes for rent.
  • Resident screening services- We verify employment, verify court records for late payments, review credit, rental history and criminal background checks.
  • TL&T Management performs property inspections to ensure the tenant is maintaining your investment.
  • TL& T Management will negotiate renewal of new leases with residents.Once a resident is approved for tenancy all necessary documents will be signed, all move in monies will be collected and keys will be delivered to resident.
  • Rental payments will also be collected from residents on behalf of the landlord including security deposits and pet fees-if applicable.
  • Collect water bill payments from resident on behalf of landlord-if applicable.
  • Follow all Lead Law guidelines and registration of rental property, each resident will receive and sign Notice of Tenant Rights for Lead Poisoning.
  • File late rental payments in court and follow eviction proceedings as needed. Court filing procedures are processed on the 3rd day after the rental payment is due. 
  •  A detailed month end report along with copies of repair invoices will be forwarded to you each month along with disbursement of any net rent monies. 
  •  Forward any correspondence to resident relating to your property and forward copy to you.
  • Show and Market your property for tenancy if and when it becomes vacant by way of various costs effective advertising techniques.
  •  Perform all move-in and move-out inspections. Charge resident for damages if applicable after move-out.
  • Adhere to all Federal & State Fair Housing Laws.
  • Forward a Year End Report for Accounting and Tax Purposes.
